5050 Baltimore Avenue: Philly’s First Inclusionary Housing Development

5050 Baltimore Avenue was designed from the beginning with one mission: Be Philadelphia’s First True Inclusionary Housing Project.

Consisting of 14,000 SF of newly constructed mix-use residential and commercial development will house 12 Residences and 2 Commercial Spaces in the heart of the Baltimore Avenue Corridor.  5050 will also house 30+ solar panels, use no natural gas and only high-efficient electric based systems.

Centrally located in Cedar Park on an amazing walkable corridor, 5050 is also near major public transit (trolleys / El), close to three of West Philly’s best parks (Cedar Park, Malcolm X Park and Clark Park) and no more than 15-minutes from some of our City’s greatest assets: Schuylkil River, Airport, Major Institutions, Stadiums, Center City.

But what makes 5050 special is its ability to give every neighbor a chance to continue to live, work and play in our growing City.  With the amazing growth of the Cedar Park neighborhood, 5050 will utilize the strong market-rents available in 75% of the residences to self-subsidize more affordable rental prices for 25% of our neighbors within its own walls without needing or taking a single penny or dollar of our neighbors’ tax money, public donations or grants.  Rents will start for the ADA designed accessible 1-bedroom apartment at $795.00 per month.  Market rents will start at $1,050.00 per month.

This project is current under construction and is scheduled to be finished August 2020!
