Spak Group Consulting
Together We Build Places Every Neighbor Can Call Home.

Spak Group can advise, guide and educate its clients in all aspects of real estate sales/purchasing, ownership, development, construction and management.  Through its vast experience in Construction, Development and Management, Spak Group has worked with non-profits, government partnerships, special service districts, business improvement districts, other developers & investors; and even a movie-production company filming a full-length movie in Philly.  Some of our clients are as follows:

  • Friends Rehabilitation Program to address maintenance issues, sales opportunities and financing connections.
  • Fairmount Park Conservancy to analyze and work to save, rehabilitate and reposition the John Coltrane residence into a Coltrane museum.
  • For an entire year, moderated panel discussions and events held throughout Philadelphia to promote impactful investment in Philadelphia neighborhoods. with Philadelphia Industrial Development Corporation (PIDC), Commerce Department and Philadelphia Redevelopment Authority (PRA).
  • Mayfair Business Improvement District to promote investment and promote development along Frankford Avenue through the use of maximizing by-right zoning opportunities.
  • Our principal, Ryan Spak, has been a mentor to dozens of individual investors, as well as graduates of amazing programs like Jumpstart Germantown & Jumpstart West (place links here)
  • Neighborhood Film Co. and Fletcher Street LLC.  Our principal, Ryan Spak, worked directly with the Director, Writers and Producers of Concrete Cowboy (a film starring Idris Elba) to secure filming locations, liaison between City officials and the production team, and in one amazing experience, form the team to plan and execute the structural support of a Philly row house to support the weight of the film crew, actors and a horse in its living room.

Additionally, Ryan Spak developed the completely-free, non-profit program known as Project Rehab for University City District to help guide and assist property owners in resolving issues with their distressed properties.  Project Rehab consults with owners to help with any of the following matters and more:

  • Obtain up-to-the-moment information on real estate related matters
  • Navigate through government agencies
  • Navigate complicated Estate and legal matters.
  • Find a realtor and licensed contractor
  • Develop a relationship and navigate the process with local banking institutions to obtain financing
  • Navigate the rehabilitation of your property.

Since its inception in 2011, Project Rehab has positively affected development in over 55 buildings in University City creating approximately $28.8 million in additional real estate value for our owner-neighbors.  More information on this program can be found here: http://www.universitycity.org/project-rehab.
